Nearby Dams and Property Due Diligence

A nearby dam record is a prompt to investigate water-management and emergency-planning context. It is not proof that a property lies downstream or that the dam is likely to fail.

What the inventory panel shows

Using the USACE National Inventory of Dams snapshot, TrueViewly lists up to three nearest spatially usable inventory structures within the default 25-mile radius. The report shows distance, Federal ID and available inventory attributes.

  • A missing name is displayed using the Federal ID rather than invented.
  • Associated structures can share a parent NID ID; separate records do not necessarily represent separate dam systems.
  • Record-update, inspection, condition, emergency-action-plan and inundation-map fields are source attributes. Missing fields remain unknown.

Consequence is not failure likelihood

Hazard potential describes the consequences associated with failure or misoperation, not the probability of failure. A condition assessment and inspection date answer separate questions and should not be treated as a live safety assessment.

  • High hazard potential is not a prediction that a dam will fail.
  • Distance is measured from inventory coordinates; the nearest dam is not necessarily hydraulically connected to the property.
  • An inventory flag indicating an inundation map exists does not establish that the property is inside that map.

Use local mapping for property exposure

Ask emergency management, the dam owner or the relevant regulator about available release and breach inundation mapping. Compare the actual property location, access routes and evacuation arrangements with applicable local information.

  • Confirm the relevant dam system and inventory record before requesting maps.
  • Ask whether normal operations, releases or breach scenarios affect the property or its access.
  • Discuss policy coverage and exclusions with the agent instead of inferring insurance terms from a nearby structure.

Read no match conservatively

No nearby spatially usable records within the selected radius does not exclude dam-related or other flooding. Inventories have inclusion, coordinate and update limitations.

  • Keep FEMA flood, local drainage and other hydrology findings in the review.
  • Use official emergency information for current incidents; this is not an alert system.
  • Inventory evidence does not alter the current risk score.

Sources and further reading

Source publications and live agency pages may differ from the snapshot used in a report. Check the report's source dates and confirm material findings through the responsible authority.

Frequently asked questions

Does a high-hazard dam make my property high risk?

Not by itself. The label describes potential consequences at the dam, while property exposure requires relevant downstream mapping and local review.

Does distance establish downstream exposure?

No. Proximity does not establish hydraulic connectivity or inundation depth.

Can I read the inspection date as a safety guarantee?

No. It is a dated inventory attribute. Consult the regulator or owner for current condition and safety information.
