Start with the geography and snapshot

The runtime shows county summaries where a unique matching county and retained records are available. It explicitly labels broader state fallback when county context cannot be established or no county summaries are retained for the period.

  • County identity is not NFIP community identity; community participation remains a separate panel.
  • The default window is six calendar years ending in the source snapshot year, not the current date.
  • The Sonoma example uses the September 8, 2026 snapshot. A report generated later does not extend that data window.

Recorded payments are incomplete insured-loss context

Claim counts and recorded gross payment components describe regional NFIP records. Amounts are nominal USD, not complete property damages or inflation-adjusted losses. Uninsured and private-insurance losses are excluded.

  • Read missing-payment counts and negative adjustments in the full report.
  • Groups below five records are withheld; missing or withheld years are not zero.
  • Suppressed county groups do not trigger state fallback to replace the withheld values.
  • The snapshot year is partial and must not be directly compared with full years.

Policy records are not current policies-in-force

The policy panel shows historical source records and units represented by those records. Endorsements, cancellations, multi-unit contracts and term anomalies affect interpretation; these are not unique insured properties or current policy counts.

  • Future-effective records relative to the source snapshot are excluded during preparation.
  • Do not divide claim records by policy records to infer a claims-frequency rate.
  • The records do not establish the property's coverage, premium, eligibility or insurability.

Use history to ask better questions

Regional NFIP evidence does not change scores or weights. Review it with FEMA flood mapping, mapped levee context, terrain and local drainage, then investigate property-specific records through appropriate channels.

  • Confirm applicable flood maps and local drainage issues with the administrator.
  • Request property disclosures and available loss documentation rather than assigning regional claims to the property.
  • Discuss the actual proposed policy with an insurance professional.

Source publications and live agency pages may differ from the snapshot used in a report. Check the report's source dates and confirm material findings through the responsible authority.
