Underground Storage Tanks and Property Due Diligence

A nearby tank or release record is a reason to ask better questions, not evidence that a property is contaminated. TrueViewly keeps inventory, release history and source limitations separate from its Environmental Risk score.

Separate facilities, tanks and release records

EPA UST Finder organizes underground storage tank facilities and releases from dated public-source records. TrueViewly shows nearby geolocated facility and release counts separately, with source references and a capped nearest-record list.

  • The default radius is one mile. Distances are to source coordinates, not contamination boundaries or the property boundary.
  • Counts are source records, not necessarily unique incidents, affected properties or current operations.
  • Tank summaries require a unique state/facility match. Missing linkage remains unavailable, not zero.

Read cleanup status and coordinate quality together

Open, no-further-action and unknown are distinct source statuses. No further action does not prove all contamination is absent or establish whether a pathway affects this property.

  • Coordinates may be geocoded or approximate. Records without usable geometry are excluded from proximity counts.
  • Reported dates, substances, inspections and residual-contamination flags can be missing; an unknown flag is not a negative finding.
  • A new download or report does not refresh underlying state, territory or Tribal records. No nearby match does not establish a clean property.

Use source records for property-specific follow-up

Review current agency cleanup files and site history with an environmental professional. A proximity panel does not replace a Phase I environmental site assessment or another assessment appropriate to the transaction.

  • The Sonoma sample has two facility records and five release records within one mile; all five releases have a no-further-action source status.
  • Environmental remains 24 and the overall score remains 60. This new evidence does not change scores or weights.
  • The report does not determine contamination, liability, insurance eligibility, premiums or coverage.

Sources and further reading

Source publications and live agency pages may differ from the snapshot used in a report. Check the report's source dates and confirm material findings through the responsible authority.

Frequently asked questions

Does a nearby release mean property contamination?

No. It shows reported source history and proximity, not contamination, exposure or a pathway at the property.

Does no further action mean the property is clean?

No. It is an agency source status, not a property-wide finding that all contamination is absent.

Does UST evidence change the score?

No. It remains additional evidence, separate from existing Environmental and overall scoring.
